West Shore as the saying goes “West Shore is the Best Shore” Generally peaking, West Shore (Tahoe City – Emerald Bay) is the most expensive. West Shore properties, for the most part, offer larger, deeper parcels, more conducive for those “estates of the rich and famous”. With lots of Old Money Estates these properties comand higher prices.
North Shore (Tahoe City to Crystal Bay/Stateline, NV) lakefront values tend to be less expensive. North Shore properties tend to be smaller lots with homes located near Highway 28. There are, of course, a few exceptions on both the North Shore and the West Shore.
When estimating the value of a lakefront property, there are several factors to be considered in addition to the home on the property.
1st. How many feet of lakefront the property has?
2nd. Does the property have a pier? Does the pier have steel or wood pilings?
3rd. Is the topography of the land level and therefore useable, or steep? Is the shoreline sandy or rocky?
4th. Is there road noise? How close is the home to the road?
5th. Is the home usable in current condition or it is a tear down?
6th. What is the view of the lake from the property? Believe it or now, some lakefront homes don’t have a great view.
