Market Activity Summary for Tahoe and Truckee Luxury Homes:
Tahoe and Truckee Luxury home sales, homes priced above $1,000,000, sales are up 27% from 2011 which has been the largest growing segment of the market for the year on a percentage basis. There have been 116 luxury properties sold which represents over 9% of sales this year as compared to 91 properties sold last year in this segment. The median sales price for luxury properties in 2012 is $1,562,500 as compared to a median price of $1,650,000 in 2011 which is down (5%). Conversely, the average sales price of luxury homes in 2012 is $2,072,874 as compared to $2,053,202 in 2011 which is a 1% increase. Coldwell Banker is the market leader for Luxury properties sold over $1.0 million with 27 properties sold representing a sales volume of over $44 million.
Today there are 48 Lakefront Properties to choose from… I am picking my favorites based on best value and over all long term investment opportunity for a family estate. Basically anything under $2M is either a tear down or a split lakefront which means you’re not actually on the lake… you are across the street from the lake and have lake access.
There are basically two main categories with Tahoe Lakefront Homes... under $3.5 gets you in, but maybe a fixer upper..
Then there is the Tahoe Lakefront Homes above $3.5M the higher you go obviously the more privacy you have… however you may still not have a pier…
